Stettler unveils new housing incentives

The Town of Stettler is introducing new incentives to attract residential development and encourage investment in the community.
Stettler town council recently approved two measures designed to make construction more affordable and simplify the development process. The first waives municipal water and wastewater connection fees for infill developments, reducing upfront costs for builders and property owners using existing infrastructure.
Council also passed a residential tax incentive bylaw that will provide a phased reduction on the municipal portion of property taxes tied to the increased assessment of newly built homes. The incentive offers a 100 per cent tax reduction in the first year, followed by 75 per cent in the second year, 50 per cent in the third year and 25 per cent in the fourth year.
The bylaw applies to all new residential construction, including single-family homes, fourplexes and larger apartment developments.
Mayor Gord Lawlor said the incentives are intended to help address Stettler's tight housing market and low vacancy rate by encouraging new construction.
He said the town wants to attract developers while creating more housing options for residents.
Stettler previously introduced a non-residential tax incentive in 2023, which town officials say has helped spur commercial investment. Council expects the new residential program to produce similar results.
The town also continues to promote itself as a development-friendly community, offering serviced lots ready for immediate construction as well as larger parcels suitable for major residential projects. Municipal officials say Stettler's low development fees and efficient approval process help projects move forward quickly and cost-effectively.
