Why more Albertans are moving to rural communities

Housing affordability and remote work are driving more Albertans to rural communities for larger homes, lower costs and a stronger sense of community.
As housing affordability continues to challenge many Albertans, more people are looking beyond Calgary and Edmonton in search of a different lifestyle. Rural communities across the province are seeing renewed interest from buyers seeking lower housing costs, more space and a stronger sense of community.
Melissa Walker, a Realtor with eXp Realty who works throughout east-central Alberta, says affordability is often what starts the conversation, but it isn't usually what convinces people to make the move.
"People initially look at the price of homes," Walker said. "What often surprises them is everything else they gain once they begin spending time in smaller communities."
According to Walker, many buyers discover the slower pace of life is one of rural Alberta's biggest attractions. Without the traffic, noise and crowds common in larger centres, newcomers often find everyday life feels calmer almost immediately.
She says another pleasant surprise is how quickly people become part of the community.
"In many small towns, neighbours introduce themselves, people check in on one another and local events naturally bring residents together," she said. "Many newcomers tell me they feel connected much sooner than they expected."
The ability to work remotely has also helped fuel interest in rural communities. As hybrid work arrangements become more common, buyers are realizing they no longer need to live close to major office towers. Instead, they can enjoy larger homes, bigger yards and shorter daily commutes while remaining connected through reliable internet service.
Walker says buyers coming from urban areas should also understand that rural living comes with different expectations.
Many communities have fewer stores, shorter business hours and healthcare services that may require additional travel. Depending on the property, homeowners may also need to become familiar with wells, septic systems or acreage maintenance.
"Those differences aren't necessarily disadvantages," she said. "They're simply part of a different lifestyle that requires a little more planning."
One misconception Walker encounters regularly is that rural living is automatically less expensive.
While homes often cost significantly less than comparable properties in the city, larger lots and private utilities can create additional maintenance expenses. She also notes that people expecting complete privacy are sometimes surprised to discover how connected rural communities really are.
"People know their neighbours, volunteer together and genuinely care about what's happening in their communities," she said. "For many families, that's actually one of the biggest benefits."
Walker says the strongest demand today is for modest single-family homes in smaller communities that offer schools, recreation and essential services while remaining within driving distance of larger regional centres.
For anyone considering making the move, she recommends spending time in several communities before buying.
"Visit on a weekend. Talk to people. Walk through the town. You'll quickly get a feel for whether it's the kind of place where you can see yourself building a life."
As Alberta's housing market continues to evolve, Walker believes many buyers are discovering that rural living offers more than affordable real estate.
"They're finding a lifestyle they didn't realize they were missing."
